Sabharwal Properties is a family-owned, MWBE certified real estate development and management company based on Long Island, New York. We are a team of successful, entrepreneurial professionals with a passion for thoughtful real estate investment and development in major metro markets.

Since our inception in 1984, we have successfully engaged in the acquisition and development of over 2 million square feet of residential and commercial projects in the United States, primarily in the New York City metropolitan area. These have included investments in major asset classes (multifamily, retail, industrial) as well as alternative property types such as hotel and self-storage. They have been comprised of ground-up developments as well as value-add and stabilized acquisitions.

We seek to strike a balance between searching for opportunity and protecting investor capital. We believe thoughtful risk analysis requires conservative macro- and property-level underwriting assumptions, based upon research and data-driven models searching for market inefficiencies.

We therefore strive to create value for our family and investors by leveraging and expanding on our market knowledge and experience, together with a careful approach to due diligence and risk tolerance. Harsimran Singh Sabharwal, P.E., Ph.D.


Dr. Sabharwal, the founder of Sabharwal Properties, is a successful entrepreneur that has been active in the real estate industry for over 30 years. He has extensive experience in nearly all forms of real estate investment and market cycles. Under his leadership, the company has successfully completed hundreds of projects covering nearly every real estate asset class, including multifamily, retail, industrial and hospitality. He is actively involved in the daily operations of the company with oversight in all matters, including acquisitions, asset management and development.

Dr. Sabharwal holds a degree in civil engineering from Punjab Engineering College, Chandigarh, India (1968) and a Ph.D. in Business Economics from Pacific Western University, Pasadena, CA (1986). Prior to founding Sabharwal Properties, he worked for several prominent US-based engineering firms with a specialty in the design and construction of power plants.

Gunit Singh Sabharwal, Esq.

Vice President/General Counsel

Gunit actively manages the daily financial and legal operations of the company, including negotiating joint ventures, purchase and sale agreements, leasing transactions and financing agreements. He maintains primary responsibility over the company’s financial compliance and reporting mechanisms. With a background in software development, he ensures the company’s internal and external financial reporting mechanisms remain on the cutting edge, with the goals of transparency, compliance and intuitiveness.

Pavit Singh Sabharwal

Vice President - Development

Pavit is actively involved the company’s operations with a distinct focus on development and asset management. Pavit approaches operations with a keen eye towards the development and construction feasibility of a project. Since 2009, he has overseen over 100 residential and commercial construction projects with a disciplined approach to value engineering, budgeting and schedule management. Pavit also manages the contractual processes, zoning and due diligence work involved in undertaking new ventures and underwriting potential acquisitions.

Punit Kaur Sabharwal, Esq.

Vice President - Acquisitions

Punit actively sources new investment and development opportunities on the company’s behalf. She utilizes her diverse background in real estate law, design and development to approach new projects from variety of perspectives.

Previous to Sabharwal Properties, Punit practiced law as an associate with Forchelli, Curto, Crowe Deegan in Mineola, NY where she represented transactional clients in a corporate real estate law office, including representation of the Ritz Carlton residences of Long Island. Subsequently, she joined the international luxury design/build firm of Juneja Associates, where she designed and executed luxury homes, hotels and retail spaces for some of the premier retailers and high-net-worth clients in Asia, including Salvatore Ferragamo, Christian Dior, W Hotels, and The Pierre among others.
